It’s that time of year again. It always seems to catch me by surprise. As I drove into Ridgeview Ranch last night, I noted the Bradford Pear trees are just beginning to bloom. For me, that’s the first sign that colder winter weather is about to give way to spring.
It’s also time to get out and do that first work on your lawn. With warmer temperatures come the weeds so it’s time to get your pre and post emergent down. DATE: 1/14/12 (Saturday) TIME: Between 12:00pm-2:00pm
DESCRIPTION: The victim was a 10 year old juvenile riding her bicycle with another juvenile female. The two were approached by the suspect who was in his car in the 9400 block of Daly Drive. The suspect asked the girls to come on over to his car. The girls refused and the vehicle drove away only to return two other times. The suspect never got out of his car. The victim’s parents reported the event only after they heard of a similar incident that had happened a few weeks ago.
SUSPECT INFORMATION: White male in his 30’s with dark brown hair and a brown goatee.
VEHICLE INFORMATION: Newer silver colored four door vehicle

While we’re right in the middle of winter, a number of new clients have indicated they are looking for a pool home in Plano. Some buyers are telling me they will put the pool in after closing.
My best advice for buyers looking for home and want a pool is to find a home where the pool has already been installed. You can always update a kitchen or make other changes to the home. Installing a pool is a guaranteed way to lose money. A pool that costs $40k to install is worth about $17k when it’s done. Let someone else take the loss.
The good news is there are plenty of pool homes currently on the market and that number should grow as we enter into the spring sales season.

By Tom Branch, on December 27th, 2011 As 2011 gives way to 2012, it’s time to take a look at the housing market in Plano, Texas, ZIP Code 75025.
75025 is the north, central part of the city of Plano. It looks like a large letter L with State Highway 121 on the north, Coit Road on the west, Legacy on south. The south leg runs all the way to US 75, then north to Hedgcoxe, West to Custer, and north to meet with State Highway 121 again.
2011 appears to have been a very stable year for the area. Let’s look at three charts: median sales price, average days on market, and new listings. You can click on any of the graphs for larger views.
Median Sales Price
The graphs are broken out into four price ranges. It’s been a flat year in the market for the lower three price ranges. Homes above $290k saw a 10.3 percent decrease in value. Overall home prices are down about 4.1 percent from this time in 2010.
Average Days On Market
This chart really helps you to understand why the median sales price was down for home above $290k. The average days on market for these homes spiked to almost 330 days in the spring of 2011. The good news is the market was finally able to absorb the inventory and the days on market settled back down.
New Listings
The decrease in new listings has been one of the primary reasons the housing market in 75025 has remained relatively stable. While demand is down, the supply of new listings is down as well. The lack of an over-supply of housing has been a good thing for homeowners.

Over the past 10 years or so we’ve seen townhomes make a comeback in the greater North Dallas area. Currently there are a number of new townhome communities being developed. Townhomes make a good choice for those buyers wanting a low-maintenance lifestyle. Typically, the HOA takes care of all exterior maintenance and lawn care.
