While there are no published criteria for that designation, we will argue that having a solid track-record of sales in the neighborhood is what sellers and buyer want. Why? I may know lots about an area but once you start listing and selling homes in that neighborhood you become intimately familiar with it.
That got us to thinking about looking at several neighborhoods where we are the dominate real estate team. The first one we looked at was The Enclaves at Willow Crest in Plano, Texas.

By Tom Branch, on December 29th, 2013 Plano Texas is a fabulous place to live and work. With companies and people relocating to Plano, there are more and more inquiries about rental and lease homes. Some people prefer to lease upon their arrival to give them time to decide where they want to later purchase a home.
Many of our relocation clients are executives looking to lease a luxury or executive home while they get settled into new jobs and the area. The good news is Plano has plenty of housing with local lease prices ranging from $1500 to over $10,000 per month.
Luxury homes are usually bigger, custom or semi custom built, located on larger lots, and many have pools. These homes offer top of the line amenities including hardwood floors, upscale kitchens, soaring floor plans, studies, media rooms, and game rooms. Lease prices start around $3000 per month and can be over $10,000 per month depending on the size, quality, and location of the property.

By Tom Branch, on December 26th, 2013 We often field phone calls from people relocating to the North Dallas area looking for homes with basements. While some are relocating from areas with basements, many are concerned about tornados. While there are a few older homes with basements, there are also homes that have a storm cellar or shelter. These are primarily found in the rural areas, but we do see them in the suburban and urban areas as well.
According to CBS News the odds of a strong tornado hitting your home directly are extremely small. You can expect it to happen about once in every 8,000 years.
Storm shelters can be added to any home. Some are installed below ground and others are steel boxes that are engineered to withstand large tornados. We checked with a few local installers and found that prices start at about $7500 and go up depending upon the size of the shelter and how it will be installed on the property.

By Tom Branch, on December 23rd, 2013 While finding a home with a tennis court is not common in the greater Dallas Fort Worth area, they do exist. A home with a tennis court typically sits on a very large lot as the court measures 78 feet by 36 feet in size but requires 120 feet by 60 feet to give space for over-runs. This drives up the price of the house. While you may find homes with tennis courts in the $300k range, most of them are substantially higher.
According to WikiPedia, “Tennis is played on a variety of surfaces and each surface has its own characteristics which affect the playing style of the game. There are four main types of courts depending on the materials used for the court surface: clay courts, hard courts, grass courts and carpet courts. A North/South orientation is generally desirable for outdoor courts to avoid background glare at dawn or dusk. Orientation should also take into consideration other structures and features on the site, neighboring property, vehicle and pedestrian traffic, and prevailing winds.”

By Tom Branch, on December 17th, 2013 We’ve been watching an interesting trend over the past few years—wine has become very popular. While fine wines have always been popular among the well-to-do, recent trends show that it is now popular with all economic groups.
Not surprisingly, an entire industry has evolved to cater to those new wine connoisseurs. Browse any store or online specialty shops and you’ll find all kinds of things for sale. Corkscrews, glasses, decanters, napkins, coolers, racks—the list seems endless.
That trend is now influencing Plano Texas housing–wine cellars. Although we do see the occasional wine cellar under the home, most of them are spaces dedicated to wine or entire refrigerated wine rooms. Some are minimal while others are quite extravagant with wet bars, seating, dim lighting, and walls of wine racks.
