By Tom Branch, on April 19th, 2011 We’ve been following this project ever since the sign went up on the 32 acres in west Allen. We drove by the other day and the developer has started breaking ground!
Most of the large native oak trees had protective rings installed around them so the heavy equipment operators would avoid damaging them. Once the basic layout is completed, they can begin installing utilities and pouring the roads.
We spoke to Ashton Woods and they are on-schedule to start pre-selling in November 2011.

CB JENI Homes has broken ground and will build 40 2-story townhomes in Chase Oaks Village in Plano, TX.
The builder is offering three floor plans between 1400 and 1804 square feet in size. The Bridgeport is 1400 square foot, 2 bedroom, 2.1 bathroom townhome with a base price of $148,990. The Callaway is a 1629 square foot 2 bedroom, 2.1 bathroom, loft and game room townhome with a base price of $160,990. The Sutherland is a 1804 square foot, 2 bedroom, 2.1 bathroom, loft, and study townhome with base price of $173,990.
CB JENI Homes are very energy efficient with R38 insulation in the ceilings, R13 in the walls, and R22 in the vaults; low E double pane vinyl windows, and 16 SEER HVAC.

I run into more and more buyers who think they don’t need a real estate professional when buying or building a new home. Not true! Here are just some of the reasons why agent representation is key when buying a new home:
- A real estate agent works solely for the buyer and looks after his or her best interests.
- Sometimes an agent has knowledge of negotiable items that a buyer may be unaware of. The agent’s negotiating skills can often save a buyer money, time, and headaches.
- Sometimes builders advertise specials specifically to the real estate community. If you’re not working with an agent, you may never know about certain builder incentives that can save you money.
- Builders use their own individual contracts. There is no standard builder contract for the new construction industry. Agents are knowledgeable about real estate contract language and can help buyers avoid any potential pitfalls.
- Rather than physically going from builder to builder, an agent can gather information on builders and communities and provide it to the buyer ahead of time. This will help you narrow your search in a more efficient way.
- Most importantly, the vast majority of new home builders will not offer buyers a price reduction based on whether or not they are represented by a real estate agent.
When you purchase a new home, the builder pays the agent’s fee. The buyers get helpful representation at no cost to them. This is a no-brainer. If you’re thinking of buying or building a new home, contact a local real estate professional first. We’re here to help.

“Ideally situated in Allen, Texas, the master plan for The Preserve in Allen will feature a large centralized lake with fountain offering homeowners waterfront and water view home sites. Residents will enjoy a meandering hike & bike trail that surrounds the water feature. This enclave of 104 front entry home sites is thoughtfully designed around nature. Large mature trees encompass the development with a detailed landscape plan that includes an additional 300 trees and over 11 acres of open space.”

Residents enjoy the community pool, walking trails, and the exemplary Allen Independent School District.
