By Tom Branch, on November 1st, 2013 The housing market in Frisco, Texas continues to shine. Median home prices have climbed and are up 8 percent over the past 12 months.
At the same time prices are increasing the Months Supply of Inventory continues to drop. At the end of October there was 2.4 months of inventory. We have not seen this level since January 2007.
The Percent of Original List Price represents to amount of reductions a seller has to take to sell a property. Frisco is now seeing 96 percent of list price, a gain of 2.2 percent of last year.

While the Texas weather in mid August is sizzling, the 100-plus degree afternoons give way to more reasonable temperatures in the early evening. As the temperatures drop, we see the golfers out hitting the links.

It’s that time of year again! Afternoon temperatures are over 100 degrees and everyone is looking for a way to cool off. While there are municipal and community pools, many homes in Frisco, Texas have in-ground pools. Personal pools offer privacy and a much quiet and relaxed atmosphere.
While some home buyers will opt to put in a new pool, we strongly encourage potential buyers to look for a Frisco Texas home where the pool is already installed. Installing a new pool is very costly and those owners never recoup the cost at the sale. It would be far more cost effective to purchase a home with a pool and remodel the kitchen and the baths.

By Tom Branch, on March 26th, 2013 It happens more and more these days—the phone rings or an email arrives with somebody looking for a single level townhome in the greater Dallas area.
Single level townhomes are relatively rare in the area. Townhome lots tend to be narrow with 25 to 28 feet being typical. The small lot size usually dictates that the builder has to go vertical in order to get a reasonably sized townhome to fit on the lot. Larger lots are possible but land prices and material costs (larger foundations and roofs) drive up the cost of single level townhomes.
Most of the available single level townhomes are older but a couple of new townhome builders do build single level townhomes when they can find the larger lots. The most recent run of single level townhomes was built by CB JENI Homes in The Settlement at Craig Ranch. Demand was so high that the builder completed and sold all 39 townhomes in about a year and a half.
With the baby boom generation reaching retirement, many are selling their larger homes and moving into smaller homes and townhomes. Townhomes are especially appealing because the owners associations often takes care of all exterior maintenance and lawn/landscape care.

These two-story townhomes will range from 1572 to 2249 square feet with prices starting at $195,990. There will be six different floorplans including the Ashland, Caterina, Marcello, Salerno, Tuscany, and the Verona.
Pre-sales have begun and the builder is offering a number of pre-sale incentives including up to $12k that can be used for upgrades and closing costs (buyers must use one of the recommended lenders) and 2 hours with a professional interior designer to help create and personalize these new homes.
