The two model homes near the west side enterance are just about complete. We have been told that they will be complete and open for business by the end of March.
As I drove the neighborhood, I noted the lake is full and about six homes are well on their way to being completed.
When I last spoke to Ashton Woods, I was told that pre-sales have been brisk and many of the premium lots are already reserved.

Finally! Ashton Woods has broken ground in The Preserve in Allen. I was out visiting the site over the weekend and found the two model homes are well on their way to being completed. I also noted the lake is filled and the fountain is operating.
There are two model homes under construction near the west side enterance. While I did not speak to the sales staff, I suspect they will be open in late March 2012.
I understand that presales have been going well with about 12 homes already under contract.

We met with Steve Vieregge, Community Sales Manager for The Preserve, on Friday to follow-up on the development.The Preserve is on-schedule and the builder should break ground on the model homes on lots 31 and 32 (block C) in November. If the winter weather cooperates, the models should be ready by April 2012.
They have already pre-sold a number of new homes and the first new residents should move into their homes in April as well.
We were also able to get better copies of the seven models being offered. The single-level models are Waterville, Merion, and the Sawgrass. While the basic plans are single-level, there is an option to add space on a second level. The two-level models are Muirfield, Turnberry, Pinehurst, and the Augusta.

Ashton Woods has begun pre-selling new construction homes in The Preserve in Allen. Base pricing starts at $292k for the Waterville (single-level 2020SF) to $395k for an Augusta (2-story 3606SF). Premium lots range from $5k to $40k.
The six models (both single-level and 2-level floorplans) being offered are Waterville, Merion, Sawgrass, Muirfield, Turnberry, Pinehurst and the Augusta. These homes have an extensive list of standard features. Energy efficient building includes 15 SEER HVAC, radiant barrier, and much more.
The builder expects the model and sales office to begin construction in November and to be open in the early part of 2012.
The Branch Team is offering $1000 towards buyer’s closing costs as a pre-sales incentive. Contact us for details.

We had a nice conversion with Toni Petty with Ashton Woods yesterday about The Preserve in Allen. The project is slightly ahead of schedule and presales should begin in November 2011.
In an earlier blog, we wrote that there was some discussion about The Preserve in Allen being part of Twin Creeks. That decision has been made and The Preserve will not be part of Twin Creeks.
Ashton Woods has designed seven new floor plans for The Preserve ranging from 2000 to 4000 square feet. Some plans will be available with 3 car tandem garages, bonus rooms, and media rooms. Note the plans have not been finalized and are subject to change. We should have copies of the floor plans in late August and we’ll post them as soon as they are available.
We should have another update at the end of August and will continue to update you on the project as it progresses.

Gina and I flew over The Preserve in Allen this morning in the RE/MAX® Balloon. This vantage point gives you a good view of how things are progressing.
The development is really starting to take shape! The lake has been completed and is starting to fill. You can also see that the lots have been surveyed and leveled. The roads have been laid out and the developer will be installing utilities soon. You can see the stacks of blue-green pipes at the front of the development.

Gina met with some of the good people at Ashton Woods a couple of weeks ago. As part of the initial develpment of the 32 acres located in west Allen, they are considering being part of the Twin Creeks master planned community.
While the numbers have not been firmed up, we extimate being part of Twin Creeks would add about $600 a year to the Homeowners Association dues. In return, owners would have access to all the Twin Creeks amenities including pools, parks, tennis, walking paths, private lakes, and the softball fields. The golf course has optional user fees but would otherwise be available to residents.
