I was recently talking with an out-of state friend who was visiting us. He told me if he were to move to Dallas, he would want to find a home for sale with a basement.
Homes with basements are very uncommon in the Dallas area so I asked him about his reasoning. He had visited Dallas a couple of years ago. During his visit, we had one of our typical spring thunderstorms and those storms produced a couple of tornadoes in the area.
It’s difficult to find newer homes that are built with basements although we do see the occasional wine cellar.
Why?
The expansive clay soil in the Dallas area makes it structurally difficult and cost prohibitive to build a home with a basement. If you’re worried about tornadoes, special tornado shelters can be built offering homeowners a place to retreat from the storms.
I was out doing a site-visit photographing the progress on the CB JENI Homes Brick Row Townhomes located near the Spring Valley Road DART Station in Richardson, Texas.
Presales are brisk! The builder has already sold 12 units with the first 6 being completed in August. The three “sold” signs in the photo are for a building that will not be started for a couple of months. With so much activity, the early pricing and incentives that were being offered are being phased out. New pricing starts in the low $150’s.
There are four floorplans available — Brady, Carson, Dalton, and Zoe. Sizes run from the 1371 square foot Brady to the 1979 square foot Zoe.

Recent surveys have shown that more Americans have a thirst for buying real estate, with home affordability at record highs and mortgage rates at record lows. The National Association of REALTORS® (NAR) released its list of the 15 fastest growing cities in the country. Cities in the Lone Star State made up over half of the list!
According to the NAR report, “The state of Texas is growing fast. The state has eight of the nation’s 15 fastest-growing cities and six of the top seven, according to the U.S. Census Bureau, which evaluated population increases in 2011 for cities with more than 100,000 residents.”
North Texas did exceptionally well with 5 of the 15 cities. Local cities on the list include Plano (#4), McKinney (#5), Frisco (#6), Denton (#7) and Carrollton (#14). North Texas is an excellent place to live due to low unemployment, reasonable housing prices, good salaries, no state income tax, and a temperate climate. Many businesses are leaving other parts of the country and relocating to Texas for the same reasons.
